The housing market has been on fire as of late.
And construction plans for new housing in the midstate have been moving forward.
Earlier this year, a developer unveiled plans for Freedom Square in York County, one of the largest mixed-use developments in the midstate in recent year.
And a number of other mixed-use projects are currently under construction including Blue Ridge Village and Susquehanna Union Green.
In Harrisburg, a number of developers are converting older properties into housing.
And developers in the midstate are building a number of types of housing: senior living, townhomes, condominiums, affordable housing, apartments and single family homes.
Below are 26 developments that are in different phases of development in the midstate:
Featured

Freedom Square will be located in Conewago Township, York County. (Rendering provided)
Freedom Square
Freedom Square is a 460-acre town center planned for the former Smith Farm and four other parcels in Conewago Township, York County, that will include more than 1,600 combined residential units. Plans include 941 single-family homes including 243 for seniors, a 15-acre senior memory care facility, 185,000 square feet of office space, 978 apartments including 350 for seniors, two hotels, restaurants, convenience and retail stores, 291 rental townhomes, a grocery store and a coffee shop. One hundred and twenty of the apartments will be built above the restaurants and retail.
The Townes at Margaret's Grove
There are 26 more townhomes planned for the expansion of The Townes at Margaret's Grove in Susquehanna Township. The townhomes will be located in seven buildings along Margaret's Drive, Braeburn Land and Fairchild Road. The seven buildings are building five, 20-22 and 29-31 of the development. The development is located near the Blue Mountain Commons shopping center, a Giant-anchored shopping center located on Linglestown Road.
The Lofts
Integrated Development Partners plans to convert the former Salvation Army property at 1122 Green St. in Harrisburg into "for-sale" condominium units. "The Lofts" will consist of approximately 16 units -- a mix of one-bedroom, two-bedroom and efficiency condominiums ranging from 700 to 1,300 square feet in space. Integrated Development Partners plans to keep the parking lot across the street, which would include designated, private parking spaces. And a 1,500-square-foot brick building on the lot across the street would probably be converted to a fitness center or be used for storage for the residents. The company plans to complete the project in early 2022.
Capitol Heights
In the area of Third, Hamilton, Logan and Clinton Streets in Harrisburg, Midtown Redevelopment plans to build eight single-family townhomes with two-car garages, an 18,000-square-foot mixed-use building that will include a community center on the first floor and 12 apartments on the floors above the center. This project is the first phase of the larger project that will include 106 parcels in the Capitol Heights Neighborhood. This first phase includes 20 of those parcels. The four-story community center and the apartments will be located on the 1600 block of Third Street. The eight townhomes will be located on Logan Street. The townhomes will have four bedrooms, three-and-half bathrooms, two-car garages and decks off the kitchen. The developer is hoping to break ground in May or June with the townhomes before starting work on the four-story building.
The Coronet
Harristown Enterprises, the owner of Strawberry Square, plans to construct a mixed-use building at 21 S. Second St. in Harrisburg on the site of a longtime three-story building that was once home to the former Coronet restaurant. That building was demolished in late 2018 and early 2019. The new six-story building will be located between the Crowne Plaza Harrisburg-Hershey hotel and the Menaker building and will include retail and office space on the first two floors, and eight residential apartments on the four floors above. The first floor will include 2,241 square feet of retail space as well as a lobby. The second floor will include 2,587 square feet of office space. The project is expected to be completed in 2023. Harristown purchased the property in 2017.
Cornish Heights Affordable Housing
The building at 1175 Bailey St. in Harrisburg will have 30 units consisting of 15 affordable units, including five accessible units, and 15 market-rate apartments.

The Beach Run Apartments
An affordable living apartment community that is currently under construction is expected to be completed in the fall. The Beach Run Apartments are being built at 250 North Center St. in Bethel Township, Lebanon County, near Fredericksburg. Lancaster County-based nonprofit, HDC MidAtlantic's new apartment complex will have 51 one, two and three-bedroom apartments. The community will include six buildings, one of which will include a community room with a kitchen and restrooms, offices, and a laundry facility. On-site parking will be available to residents at no charge, and 10 percent of the units will be fully ADA compliant. There will also be a playground. And the apartment complex will have 24 hours a day on-call maintenance.
Harristown Enterprises
Harristown Enterprises, the owner of Strawberry Square, plans to redevelop the 50,750-square-foot building at 112 Market St. in Harrisburg. The first floor will remain a banking branch for BB&T, which will later be renamed Truist. The second floor will be occupied by offices. The six upper floors (3 through 8) will be transformed into about 30 one- and two-bedroom apartments. The project is expected to be completed in the spring of 2023. The building was built around 1915 and is known as the Veterans' building. Harristown is waiting for a number of leases at the building to expire and Harristown will move some of the tenants to other parts of the downtown area.
Menaker Apartments
The 33,800-square-foot building at 17 S. Second St. in Harrisburg will be redeveloped into 28 one- and two-bedroom apartments. The first floor will have a restaurant shell. Completion of the project is expected by the spring of 2022. The apartments will be located on floors two through six. The developer is Harristown Enterprises. Harristown owned the building in the 1980s and renovated it as an office structure and then it was sold a few times over the years before the organization purchased it again in 2018.
Bethel Village
The building at Sixth and Herr streets in Harrisburg will include 49 low-income/affordable housing units for people age 62 and older. The project is expected to be completed next fall. Potentially there will be room for three commercial spaces. The development partners are the Harrisburg Housing Authority, Paladin Development, RB Development, Gardner Capital and Bethel AME Church. It is the third phase of the Jackson Square project, located in the 1,000 block of Sixth Street.
6th Street Lofts
The Harrisburg Housing Authority plans to build a new affordable housing apartment building at Sixth and Verbeke streets in Harrisburg near the Jackson and Lick apartment buildings in Harrisburg. The 48 apartment units will be built on a former parking lot. The new five-story building will be a general occupancy housing, affordable-living facility. It also will have an underground parking garage. The building will have 77,114 square feet of space and will be built on a lot owned by the Harrisburg Housing Authority along North Sixth Street in front of the Lick Tower.
Midtown Flats
The 135,000-square-foot, 135 to 150 unit apartment building at 320 Reily St. in Harrisburg is expected to be completed in the spring of 2023. The four-story building will have first floor retail. The building is being developed by Washington Place Equities/Greenworks Development.
Reily House
A new seven-story building is planned for 430 Reily Street in Harrisburg on a 1.01-acre site near the future Federal Courthouse. The developers plan to develop the building that will include commercial space for a 23,000-square-foot grocery store; an 8,000-square-foot restaurant and coffee shop; a 1,500-square-foot office; 85 apartments; and an approximately 500-space parking garage. The grocery store would have an outdoor seating area and bike racks will be installed. The project is expected to be completed in mid-2022.
Senior living

Willow Valley Communities
Willow Valley Communities, a retirement living developer and operator has announced that it will build a multi-story, mixed-use tower slated for development at the 1.6 acre downtown site of the former LNP production facility at the northwest corner of the intersection of Queen and Vine streets. Willow Valley Communities' 20-story tower structure will have 147 two-bedroom and three-bedroom residences and amenities for residents 55 and above –- as well as street-level restaurants and retail that will be open to the public. Willow Valley Communities plans to demolish and replace the existing LNP structures with new construction. The historic Jasper Yeates House at 24 S. Queen St. will be preserved and fully restored. Construction is expected to begin late next year.
Cortland Park
A Lemoyne company is developing more than 100 homes in Upper Allen Township. RSR Realtors is developing a 55+ senior community called Cortland Park, which is the last stage of development to be built in the Winding Hills development. The builder is Lancaster County-based Landmark Homes. The community will include 117 lots – townhomes and single-family homes as well as a private community clubhouse that will include an exercise room, multi-purpose room, gathering area with wet bar, a kitchen and a game area. Residents will also have access to the Winding Hills clubhouse. All of the homes will include two-car garages. Optional features include items like fireplaces, sliding doors, a cathedral ceiling, a deck, a double wall oven, and a study, among other options.
Mixed-use

Smith Farm Partners project
Work on a large mixed-use project that will include hundreds of housing units in South Middleton Township could begin as early as this summer. The Smith Farm Partners project will be located at the former Smith Farm at 481 S. Spring Garden St., right outside of Carlisle. Plans for the 63-acre project call for two commercial lots – one suited for medical use -- a two-story, 30,000-square-foot building and another lot for a 15,000-square-foot building. Integrated Development Partners sold a lot to Safe Harbour to build a 50,000-square-foot building with 51 affordable housing units. Integrated Development Partners also sold a lot to a Maryland developer to build 22 apartment buildings with a total of 250 apartments. The apartments are expected to have a community garden, nature trails and a pool. Integrated Development Partners plans to build 84 townhomes, with plans to begin construction next year and occupancy planned for late 2022 or early 2023. Integrated Development Partners also plans to have continuing care housing facility with 50 to 55 units. Carlisle United Methodist Church also purchased a part of the farm and built a 60,000-square-foot building on the former farm. The church opened last year.
Susquehanna Union Green
The development will eventually include 17 acres of open space; 24 commercial/retail buildings; a hotel with 110 rooms; a senior-living community; restaurants; shops; offices; public parks and green space and 40 single-family homes. It also will include an area called Central Green, where programming and events such as outdoor movies, yoga on the lawn, food truck festivals and a pop-up winter village with an ice skating rink will take place. The tenants of the development that have been announced so far are Berkshire Hathaway HomeServices Homesale Realty, Panera Bread and Zeroday Brewing, which is partnering with Shakedown BBQ. Panera Bread and Berkshire Hathaway HomeServices Homesale Realty are under construction.
Blue Ridge Village
The mixed-use development on Linglestown Road includes residential, commercial and medical spaces. Future tenants include Orrstown Bank, a Penn State Health primary care medical practice and a senior living facility. More homes will be built at the development as well. Altogether, Blue Ridge Village is expected to have 108 single-family homes, 127 townhomes, 184 apartments and a community clubhouse. The development already includes CVS Pharmacy, Starbucks, Jersey Mike's, Great Clips, Tide Cleaners, AT&T, Lux Nails, houses and several apartment buildings.
North Cornwall Commons Apartments
Construction has begun on an apartment complex located at a large-scale mixed-use project in Lebanon County known as North Cornwall Commons. North Cornwall Commons is located in North Cornwall Township, Lebanon County across from the Lebanon Valley Exposition Center and Fairgrounds facility. The new five-story apartment complex will have 220 apartments and residents at the complex will have access to a pool, gathering space and exercise facilities at a community building that will be utilized by townhouse residents, as well as apartment residents at North Cornwall Commons. Residents will also have access to community walking trails. The first 110-unit apartment building is scheduled to open this fall. A second 110-unit apartment building is planned for another phase of the project. The 120-acre site will eventually have between 500,000 and 600,000 square feet of office and retail space. Springwood Development Partners, a partnership between Blackford Development and Byler Holdings, is the developer of the site. Construction began on the complex in 2017. In addition to a second apartment building, the remaining phases of the project are planned for a mix of residential, commercial and office space including a potential for a pharmacy, a bank, and restaurants.
Townhomes

Terraces at Maplewood
Two hundred and thirty-six multi-family units are planned for a housing development in Susquehanna Township that will be built north of the intersection of Thea Drive and Elmwood Drive. The Terraces at Maplewood will be situated on a 24.8 acre property that will include both townhomes and apartment buildings. The development is an extension of the other Maplewood housing developments on Birchwood Circle and Oakwood Lane. The plans for Terraces at Maplewood call for 90 apartments among five apartment buildings and 146 townhomes. A community clubhouse will be built in the middle of the development along Elmwood Drive.
Apartments

Hampden Terminal Apartments
Three apartment buildings known as the Hampden Terminal Apartments, with a total of 120 apartments at 4444 Carlisle Pike, will be built behind the Hampden Terminal shopping complex on the previous site of a Mercedes dealership. Construction is expected to be completed in the summer of 2022. There will also be a fourth building that will have 4,500-square feet of commercial space. The uses of the commercial space are unknown at this time but could include retail.
Reserve at Summerdale
A new 46-acre development featuring 260 "luxury" apartment homes will be located at the corner of Routes 11/15 and Valley Road. The Reserve at Summerdale will feature one and two-bedroom units. The development will have a pool, fitness center, a clubhouse and other amenities. Apartments are expected to be available this fall. The Reserve at Summerdale is the first project set to break ground at the site. But there are multiple lots available for development and East Pennsboro Township has approved the site for mixed-use development, which could include other uses for the property like restaurants, health care and retail.
Schoolhouse Flats
Construction began in September on the Schoolhouse Flats at 701 Market St. in Lemoyne at the site of the former Lemoyne Middle School. Construction company, Mowery plans to transform the middle school into an apartment building. Schoolhouse Flats will include 46 apartments. Each unit will feature stainless steel appliances and hard surface counters, and some units will have a private patio. Eight of the units will be built in the former gymnasium and will feature rooftop decks. Other proposed amenities available to residents include an on-site gym, on-site parking, bike storage, a pet washing station and a courtyard with designated cornhole, bocce ball and outdoor theater space. Schoolhouse Flats is expected to be completed in the fall of 2021.
"Carpets and Draperies" building
Third Street Realty plans to convert the building at 1507 N. Third St. in Harrisburg into five two-bedroom residential apartments ranging from 600 to 1,655 square feet as well as some commercial space. The first floor of the building will have 820 square feet of commercial space. The three-story, 6,270-square-foot brick building was built in 1922 by Abraham Gerber to serve as a furniture showroom and department store, known as Gerber's Department Store.

260 Boas St., Harrisburg
The First Harrisburg UMC building at 260 Boas St. in Harrisburg will be redeveloped into eight apartments. The 7,658-square-foot brick church sits on one-tenth of an acre. The one-bedroom apartments will range from 475 to 1,125 square feet and will include office space and half-baths in some of the units.
